Quail Estates West is a small 55+ condominium community located on
the west side of Las Vegas, Nevada, about 10 minutes from the Strip.
This development was built in 1990 and sits on 2.5 acres; only resale
units are available (there are 269 units total) and most are reasonably
priced.
This community is in the center of the Mojave Desert, but it has
mature trees and lush landscaping, a benefit of having being built 17
years ago. Amenities do not rival those found at larger, fancier
active adult developments, but residents enjoy a community center, a spa
and a pool. HOA fees include exterior maintenance and upkeep
of common grounds. Las Vegas' cost of living is above the
national average, but real estate prices at Quail Estates West are below
the national average.
Las Vegas continues to attract retirees (there are 270,000 in Vegas),
as well as singles, professionals and families. It is
not all about bright lights and betting, although all that is available.
Dining choices have greatly improved within the last 10 to 15 years;
there are more than 30 golf courses, and nearby recreation spots include
the Grand Canyon and Lake Mead.
Vegas' explosive growth has led to some problems, including a higher
than average crime rate and urban sprawl. It is hot (day
time summer temperatures can reach into the 100s), but there is very
little humidity. The sun shines 80% to 90% of the time.
